Focus Should be on Marketing & Not Price When Choosing an Agent

Sellers who insist on discussing nothing but the price, and show little interest in the marketing process itself, are usually very ignorant and very frustrating to professional agents who know very well, that the price will ultimately be determined by the market. Any valuation is no more than a guide – a price range – and in a buyer’s market, it is a moving target!

An intelligent seller will focus on asking questions that are marketing related when choosing an agent. Questions such as, “how are you going to market this property if you have a mandate” and “how do you see us working together to enhance saleability” but then, unfortunately, most agents respond to the price focussed seller by just participating in the valuation auction where the biggest bull****** wins!

There is simply nothing to be gained but an overpriced listing and playing the bid high to list game! Develop your presentation skills to help people make intelligent choices. THAT is your job!
